What does it cost to sell a house in Alameda County?
Costs fall into a handful of categories: agent commission, title and escrow fees, county documentary transfer tax — plus a city transfer tax in some cities — any prep or repairs you choose to do, and your remaining mortgage payoff.

How much is transfer tax when I sell?
California documentary transfer tax is levied by the county, and some cities add a tax of their own on top of it. Rates, and who customarily pays, vary by city and change by ordinance — and who pays is negotiable in any individual deal.
Rather than risk publishing a wrong rate, this page publishes none, and the calculator above leaves transfer tax out of the estimate entirely. Ask and you will get the current figure for your address, confirmed against the city or county ordinance.
Do I pay capital gains tax when I sell my home?
It depends on your gain and your circumstances. Federal law provides an exclusion on gain from the sale of a main home for sellers who meet ownership and use tests. Gain is calculated from your cost basis — what you paid, plus qualifying improvements and certain costs — not from the sale price.
Periods when the home was rented, depreciation claimed, and how title is held all affect the outcome. The rules are set out in IRS Publication 523.

Should I sell or rent out my house?
It is an arithmetic question first. Compare your net proceeds from selling against what the property would return as a rental after the mortgage, property tax, insurance, maintenance, vacancy and management.
Then the parts that are not arithmetic: becoming a landlord carries legal obligations under state and local law, and renting the home out can change how a later sale is taxed. Run your net proceeds above, then talk the tax side through with a CPA.
